How much does it cost?

Pricing depends on the size of the area, the condition of your floors, and the services needed. Every home is different, so we don’t give one-size-fits-all prices.

Good news: You can get a ballpark estimate quickly and easily before we ever come to your house.

Simply send us a few clear photos of the floors along with the approximate square footage. We’ll review them and give you a realistic price range right away. This lets you see if we’re a good fit and get a feel for the investment without any commitment or travel on your part.

If you decide to move forward, we’ll schedule a free in-home assessment for precise measurements and a clear, lump-sum written quote with all options priced separately.

In most cases, we recommend being away from the home during working hours. Our sanding, cleaning, and finishing processes are quite loud, which can make it difficult to work from home, take phone calls, or have virtual meetings.

That said, we’re flexible and will work with your schedule. Many clients choose to:

  • Leave during the day and return in the evenings
  • Stay in unaffected areas of the house when possible

We’ll talk through the best plan for your home and lifestyle during the consultation so you can decide what works best for you.

What you should do:

  • Remove furniture, decorations, and personal items from the areas being worked on.
  • Clear pathways for safe access.

Helpful Option: We work closely with trusted local furniture moving companies who can professionally move and protect your belongings before the job starts and put them back afterward. Many clients take advantage of this service because it saves time and reduces stress.

Once your project is scheduled, we’ll email you a detailed preparation checklist along with everything else you need to know (including parking and electrical access requirements).

Timelines vary depending on the service and size of the area, but here are typical timeframes:

  • Deep Cleaning & Recoating: Usually 1–2 days for most homes (around 1,000 sq ft)
  • Full Refinishing: Typically 4–7 days for areas around 1,000 sq ft
  • New Hardwood Installation: Usually 5–8 days depending on the scope and whether sanding/finishing is needed

Larger homes or more complex jobs naturally take longer. Factors like the number of rooms, stairs, and your choice of finish can also affect the schedule.

During your free consultation, we’ll give you a clear, accurate timeline based on your specific floor layout and needs.

Here’s what to expect after your floors are finished:

  • Light foot traffic: Allowed after 5 hours
  • Return furniture & normal traffic: Allowed after 24 hours
  • Area rugs & liquid cleaning: Wait 7 full days

Pro Tip: For best long-term results, we recommend a professional deep clean and recoat every 3–5 years (or 15–20 years if you chose Armor Coating). This is far less expensive than waiting until a full refinishing is needed.

If you notice any minor finish defects or concerns after the floors are complete, please let us know within 3 days. This allows us to address it quickly while the finish is still fresh.

We follow the inspection and repair guidelines set by the National Wood Flooring Association (NWFA). We also keep detailed records of every project (including photos, materials, and processes used), so any follow-up or adjustments can be handled efficiently.
