When a floor needs a full refinish
If your floors are worn through, gray, deeply scratched, or you just want a different color, they need to be sanded down to bare wood and finished again. That’s a refinish. We do it with dust-extraction sanders, water-based low-VOC finishes, and a crew that treats your house like somebody lives in it, because somebody does.
Not sure if you need a full refinish or just a recoat? That’s the most common question we get, and it’s usually answerable from a couple of photos. Call or text Ken before you book anything.
Refinish or just recoat?
A full refinish sands the floor to bare wood, then stains and finishes it. A deep clean and recoat leaves the existing finish alone, cleans it, and adds a new coat on top. Recoat only works if the finish is dull but still intact, and it can’t change the color. If you can see gray or bare wood, or water has soaked in, you need a refinish. Send Ken a photo and he’ll tell you which.
Far less than you’d expect, but not zero. Every sander we run is connected to dust extraction, we seal off the rooms we’re not working in, and we clean up at the end of each day. You’ll still want to cover anything you’d rather not wipe down.
Most full refinishes take 4 to 7 days on site for about 1,000 square feet. You can walk on the floor in socks 5 hours after the last coat, put furniture back after 24 hours, and lay rugs after 7 days. Your written quote will have the exact schedule for your house.
Yes, on a full refinish. Ken will talk color with you on the phone first. Send him inspiration photos and he’ll suggest stains from our line. Then we put one to five samples on your prepped floor so you can pick in your own light, on your own wood. A recoat can’t change color.
It depends on square footage, the condition of the floor, stairs, and which finish you choose. Ken can give you a realistic range on the phone from photos and rough dimensions. The in-home visit turns that into one written quote, and that number doesn’t change.
Our workmanship, always. If something is our fault, we fix it. On the finish itself: a full refinish done with WearMax Armor carries our 10-year wear-through warranty. Standard finish and recoats don’t carry a finish warranty, because how long a finish lasts depends on how the floor is used. Full details are on the FAQ page.
Less Dust
Dust in the air ends up in the finish. That’s the practical reason we run extraction on every sander and seal off the rest of the house, not just so your countertops stay clean.
Healthier Air
Our finishes are water-based and low-VOC. They dry in hours instead of days and the smell is gone by the time you’re back in the room.
Standard or Armor?
Our standard finish is a two-part polyurethane called CeramicStar. WearMax Armor is the upgrade: a harder wear layer that we back with a 10-year wear-through warranty.
About the two finishes
Every floor gets one of two finishes. Both are water-based and low-VOC.
Standard: CeramicStar 2K polyurethane. A good, durable finish. Plan on a deep clean and recoat every 3 to 5 years to keep it from ever needing another full sand.
Upgrade: WearMax Armor. Ceramic particles in the finish make a noticeably harder surface. Most homes go 15 to 20 years before a recoat. On a full refinish or a new site-finished install, we back it with our 10-year wear-through warranty. Ken will tell you on the phone whether it’s worth it for your rooms; for a guest bedroom it usually isn’t, for a kitchen with a dog it usually is.

While the floor is open we can rout in flush-mount steel floor vents or swap the wall returns for ones that match. It’s the one small thing that makes a refinished floor look finished.
Two Options Available:

- Flush Mount Floor Vents – Routered directly into your hardwood flooring for a seamless, built-in look.
